Washington State regulations require homeowners to inspect and maintain their septic system to ensure it functions properly and protects public health and the environment. Our O&M program makes compliance easy: we handle the inspections, reporting, and maintenance so you don’t have to worry.
Why O&M Matters
Septic systems have become more complex, and so have their operation and maintenance needs. A traditional “gravity system” requires limited maintenance, primarily monitoring tank levels and inspecting the drain field. However, alternative systems achieve a greater degree of effluent treatment and generally fall into four types: pressurized drain fields, mounds, sand filters, and patented devices. The O&M required depends on the type and complexity of your system.

What Does an O&M Inspection Include?
Depending on the type and complexity of your system, our inspections may include:
Septic Tank Inspection
Determine scum, sludge, and liquid levels in each compartment. Pump the septic tank if necessary.
Pump Tank
Check the effluent pump, control floats, clean pump vaults, and pump the tank if necessary.
Aerobic Treatment Unit (ATU)
Clean the filter or media, inspect and clean the aeration device, determine scum/sludge/liquid levels, and pump if necessary.
Drain Field Lines
Check lateral lines for effluent ponding, flush pressure distribution lines, and measure residual head pressure.
Sand Filter Pretreatment
Inspect for ponding levels, flush lateral pressure lines within the sand filter, and measure residual head pressure.
Mound Systems
Inspect Glendon units or mound distribution systems, noting mound integrity, cover, effluent seepage, and ponding.
Drip Irrigation
Flush laterals, clean filtration components, measure pressure and flow, and inspect drip field absorption.
Disinfection & Components
Inspect and replace disinfection devices (UV lights, chlorinators) and other unit components as necessary.

Since 2008, Washington state law requires that all septic systems be inspected at the time of property transfer. Most counties require these inspections to be completed by a Licensed Maintenance Service Provider. Real estate professionals need to inform both the buyer and seller of this requirement. Check with your local county for specific requirements.
